Sign Maintenance Programs
A sign that's half-lit tells everyone driving past that nobody's paying attention. Most owners don't notice for weeks, because they park in back and come in through the service door. The customer notices immediately.
A maintenance program is a standing arrangement so that doesn't happen — scheduled inspection and service on your signage, with someone whose job it is to look at it.
Who it's actually for
Property managers with signage across a portfolio. Multi-tenant centers where the pylon panels and the tenant signs age at different rates. Businesses running several locations, where the one you visit least is the one that's dark. Anyone who's had a sign out for a month before a customer mentioned it.
What a program covers
Scheduled inspection on whatever cycle makes sense — quarterly and twice-yearly are the common ones. We look at illumination, faces, mounting hardware, weather sealing and the electrical.
Lamp, LED module and power supply replacement as things fail. Face cleaning, which matters more than people think — a decade of Front Range dust and UV haze cuts brightness noticeably before anything actually breaks.
Neon tube repair and repumping where you have glass, which very few maintenance providers in Denver can do at all.
Priority response when something goes out between visits, and a written condition report after each cycle so you have something to put in front of an owner or a board when a real repair needs approving.
Why scheduled beats reactive
Emergency service costs more than planned service, always. A lamp replaced on a scheduled visit is part of a route we're already running. The same lamp replaced the week before a grand opening is a truck, a crew and a lift mobilized for one job.
Failures also cluster. Sign lighting installed at the same time tends to fail at roughly the same time, so a property that's been reactive for years gets a run of separate call-outs that could have been one visit.
We'll service signs we didn't build
Most of the signage on any given property predates whoever manages it now. We take on existing signage regardless of who fabricated it, and the first inspection doubles as a condition survey — you'll get a straight assessment of what's sound, what's near end of life, and what's going to need real money in the next couple of years. That's useful for a capital plan whether or not you sign anything with us afterward.
Our own truck
We run a 35-foot bucket truck and our own crew, so scheduled visits actually happen on schedule rather than when a lift becomes available.
